No Shit I am Not Kidding. Just when I thought 2010 was off to a great start. Problems with my house in GA AGAIN.. Most of you already know the NIGHTMARE of tenants I had in 2009.. Had to evicted them, for 3 mths of non payment, They TRASH THE HELL out of my house prior to them leaving.. 1 full mth and thousands of dollars to repair, (materials, labor, travel, food etc).

Afterward we found some GOOD tenants. 3 income, Husband, Wife, and Mom, Good Credit history, Good Jobs, Good Ref’s.. I did everything I had to do to get the perfect tenant.. Hell we had 2 families who wanted the house. The family we went with wanted the house so bad they offer to sign a 2yr lease, So we could pick them..

WELL ALL FOR NOTHING. Since Nov they have paid their rent with no problem. Every mth was paid on the first and they would even text us to tell us the money was in the bank.. Well Feb 1st came and no money.. Ok they have till the 3rd. Well Yesterday the 3rd.. No Money. OK no big deal. We called them no answer, we text them no answer, This morning we called and text again.. Then around 9am we get a text that they moved out the house on 1/31/2010. Keys and remote are in the kitchen drawer.. All they said was sorry it wasn’t working out for them.. Holy shit We JUST spoke to them on Thursday 28th, Why didn’t they say something.. My God I am ****ing Shocked.. FYI we pretty much went thru our savings to fix up house and house was empty for 3 mths, non payment of rent from previous tenant was 3 mth.. So 6mths we were paying 2 housing payments. The expense list goes on.. We have no been able to recoup the money we lost last yr from this house and my cut in pay.. But yet we kept a good attitude, we kept having fun we kept doing the things we needed money to do.. And I kept up with my Mod’s.

But with 2 mths reserves left in the bank.. That is all being put on hold..
We might be jumping the gun here.. But as of now GATTY is on Hold, and Mod’s I have planned is on Hold, I had planned to go to a car show in Panama City at the end of Feb.. Might still go to that because plans were made with other people and friends, but after that Car shows are done with, as for weekly.. M&G’s.. If its raining or cold we will be staying home,. Can’t afford to go out and eat.. Every dime counts here..

Anyway Thank you for listening I had to vent,.. Off to GA I go this weekend..
I have to see what condition the house is in and get it ready to re-rent..

All of that really SUX! Wishing you all the best on getting some HONEST tenants! Always better to get things off your chest and no better place than to do that here.... We are all FAMILY!!!

Wow, Bull, sorry to hear that!! It's always difficult to find tenants for a rental and especially when you're not in the same town. We had a rental for awhile and it just didn't work. Had to evict them. Long story short, sold the house. By the way, checked out your pics and the house is gorgeous!! I wish you luck in finding a tenant and sure hope they didn't mess it up!!!

THANK GOD.. The house was not trashed, Dirty but not trashed..
Took me 17 hrs to clean up.
7am to 8pm on Saturday and 8am to 12am on Sunday
I was the only one cleaning up.. That is why it took so long.
Also the previous tenants ran the gas tank to ZERO.. So I had no heat and no hot water..
It was 35 for a high on Saturday, 22 Sunday morning.. But I got the work done.

This time around it was no where near the amount of work or MONEY I put into the house back in Oct 2009 after the tenants I evicted TRASHED and ****ed up the house.

Also I was able to speak to previous tenant. She gave me her sad sorry story.
Said her and husband separated and her mom was in hospital.
She kept saying sorry, but I didn't care.. I told her that her problems did not happen over night..
I should of been told WEEKS ago of the problem instead of finding out on Feb 4th after they moved out.

She said she understands that I am keeping her deposit and she also paid me the 1 mth cancellation fee.
So I'm covered for Feb and March.. If I can find someone to move by march first that I am ahead of the game..

Had the signs up by Saturday afternoon and Craigs list running ad.
Had alot of phone calls. Showed the house to 2 families on Saturday and I have one going Wednesday to look at it.. So I am hoping it gets rented soon..

Had someone looking at the house yesterday
Spoke to them on the phone for almost a hour.
Offer them 2yr lease at $950 per mth WITH 2 mths security deposit.
They wanted to think about it..

Just got a call that they accepted the offer and are willing to move in this weekend.
Advised them that they still need to past, credit and employment check.
I will be working on that tomorrow.. Fingers crossed it will comes back good.

Sorry to hear about all the sh-- you are going through with your rental. Are you from the Dawsonville area? Looks like Bill Elliott country would be a little bit nice to folks. I am originally from Gainesville that is why I ask. Grandfather use to work at the elementary school on Dawsonville Highway out of Gainesville. Well good luck with the rental and hopefully everything will get back on track for you.

Lived in Dawsonville for amost 2yrs before moving to Jacksonville 2 yrs ago..
Love the quite area.. Still have family and grand Kids up there and we go up there alot..
